What is specific about financing an apartment in Netanya
Netanya combines older neighbourhoods, a city centre, the promenade area and newer developments across the city. The difference between property types changes how much equity is required, how the money is released and which mortgage structure fits — which is why the financing should be built around the type of deal, not only around the headline rate in an offer.
In a purchase from a developer, payments follow the schedule written into the contract, so the mortgage is drawn in stages and the construction dates need to line up with the money. In a resale purchase almost the full amount is needed at one date, directly to the seller. The two require completely different cash-flow planning.
I do not publish price levels or expected returns here — they change constantly and each property is assessed on its own. What can be planned in advance is the financing structure, the equity you will need and the timing.
Who I help in Netanya
First-time buyers and families upgrading their home: an affordability review before the search starts, then a structure that fits income, age and repayment horizon.
Mortgage refinancing: reviewing an existing mortgage against what is available today. There is not always a saving, so the review starts with a calculation rather than a promise.
Foreign residents and new immigrants (Olim): different equity requirements, income earned in foreign currency and documented proof of the source of funds for transferring money into Israel.
Investors: financing an additional property and weighing existing obligations against the payment-to-income ratio.
Complex files, or files a bank has already declined: understanding the reason for the refusal, repairing what can be repaired and looking at non-bank lenders. No approval is promised.
Older homeowners: where it genuinely fits, examining a reverse mortgage or a loan against an existing property alongside the alternatives.
How the process actually runs
Step one — an introductory conversation and a real affordability review: income, existing obligations, age, repayment horizon and credit data, including enforcement proceedings or attachments where they exist. Only then do you know the genuine budget.
Step two — documents: payslips or self-employed reports, bank account activity, credit data, and the property details, contract or price offer.
Step three — approaching the banks, comparing the offers track by track, obtaining preliminary approval and negotiating the terms.
Step four — support through completion: signatures, appraisal, insurance and coordination with a lawyer and other professionals as needed.
The outcome depends on the lender, the borrower's profile and market conditions at the time. What I commit to is an orderly process and representing your side — not a guaranteed result.
Living abroad and buying in Netanya
A significant share of buyers in Netanya come from France, Belgium, the UK, the United States, Germany and the Netherlands. Most of the process can be handled remotely: the affordability review, document collection, approaching the banks, comparing offers and negotiating.
A non-resident is generally required to bring a higher share of equity than an Israeli resident, and income in foreign currency is assessed more conservatively. Documented proof of the source of funds and an Israeli bank account are needed in order to transfer the money.
Coordination with a lawyer, appraiser or tax adviser happens as required — I do not provide legal or tax advice; I connect you with those professionals and keep the timeline aligned with the bank.
Guidance in your language
I provide mortgage guidance in Netanya in Hebrew, English, French, German and Dutch. Israeli mortgage terminology is not simple even in Hebrew, so discussing it in your own language changes the quality of the decision.
For English- and French-speaking clients — including those living abroad — the entire process can run in their language, from the first conversation through to explaining what each bank has actually offered.
Meeting at the Netanya office
The office is at Benny Berman 2, in the Dogether complex in Netanya. You can book an in-person meeting, or run everything by phone, WhatsApp or video call — whichever suits you.
