A mortgage refusal is stressful — especially if you have already found an apartment, signed a deal, or need to refinance existing obligations.

But a refusal from one bank does not automatically mean financing is impossible.

I focus on complex and previously declined mortgage files. We examine in depth what caused the refusal, how the bank sees your file, and what can be done to improve the chance of obtaining financing on terms that fit your situation.

Why can a bank decline a mortgage?

A bank reviews far more than your payslip and the property value. It looks at the full financial picture and at the risk it takes on for many years. These are some of the common reasons for a refusal:

  • Problematic credit data or a negative credit history
  • Arrears, bounced standing orders or returned cheques
  • A high volume of existing loans and obligations
  • A high payment-to-income ratio
  • Overdrafts or irregular conduct in the bank account
  • Income that is unstable or hard for the bank to recognise
  • Self-employed applicants whose income is difficult to document
  • Foreign residents or income earned abroad
  • An issue with the property or with the collateral
  • A loan-to-value ratio that does not match the bank's policy
  • A file submitted in a way that does not accurately reflect the client's real situation

Banks also review credit data, credit history and day-to-day financial conduct. A negative credit profile can lead to a refusal even when the salary appears sufficient.

The reason for the refusal is our starting point. Before approaching banks again, you need to understand exactly what stopped the bank and what can be changed.

What I do when a declined file reaches me

  1. I review the complete picture: income, obligations, credit data, bank accounts, the property, the purpose of the financing and the reason for the refusal.
  2. We then examine whether it is right to improve the file before resubmitting, to approach a different bank, to build a different financing structure, or — where it is genuinely justified — to consider additional financing solutions.
  3. The goal is not to send the same file to bank after bank and hope for a different result, but to understand the problem and build the right strategy.

Even if several banks have already declined you

Several refusals do not necessarily mean there is no solution, but the more complex the file, the more important it is to understand the cause before submitting it again.

In some cases the presentation of the file or the structure of the transaction can be improved. In other cases a financial issue or the credit profile has to be addressed first. And there are cases where the right thing to do is not to take a mortgage at this time.

Banking options before non-bank financing

Non-bank financing can be a legitimate tool in certain cases, but it should not become the default simply because a bank said no.

First we check whether a suitable option exists within the banking system.

If non-bank financing is considered, you must understand the cost, the repayment, the risk and the exit strategy in advance — especially when a property serves as collateral.
